The Watergruwel is bright and airy, with a high ceiling. She's
finished to a high standard, with hardwood flooring [solid Merbau] and trim, and
has a modern inbuilt kitchen.
She
lies in a beautiful leafy quiet canal, with no through traffic on the
water [and little on land]. O The location is in Amsterdam Centrum on Lijnbaansgracht near Vijzelgracht, a quiet, safe, leafy neighborhood, yet only 10 minutes by foot to the nightlife areas of Leidseplein or Rembrantsplein. There are good tram connections on the corner of the street. Vondel park and the Rijksmuseum are also close by [the tower of the Rijks museum is visible out the window of the boat].
There is a stop for the new metro at the end of the
street just a few minutes walk from the boat.
There is high efficiency central heating and water cooled air-conditioning. This boat has 15 opening windows.
See utility costs The tenant also has to pay some user taxes levied by the city of Amsterdam, a couple of hundred Euros per year. I have no control over these costs. The annual liggeld [or precario] is billed in the tenant's name; I pay that, but it's the tenant's responsability to forwrd the bill to me in good time.

The Watergruwel is a tjalk built in the Netherlands in 1888. Riveted
steel, she was built as a sailing ship for freight. I built the new cabin from 5mm steel, and completely renovated the "Watergruwel" in 1995. All the windows are hardwood and double glazed. The south facing ones have roll down sunshades. The walls and roof have 75mm of rockwool insulation. The hull, as well as the front and back decks, are original, built in 1888; one of the oldest steel vessels surviving in the city. The Watergruwel is built from solid 5mm steel, all welded. The build quality is excellent. The window frames are all integrally welded into the walls, and the hinged hardwood window frames hung in. They open upwards on gas springs, like the hatchback of a car. Everyone loves Watergruwel... [bilingual joke] * I can't gaurantee the continued functionality of the air-conditioning. It's working at the moment, and if it breaks down I'll do my best to repair it. It's only needed a few times a year. |
